Privacy Policy

The short version: I collect only what I need to value your building and follow up with you. I do not sell your information, and I do not share it with anyone who is not directly helping serve you.

What I collect

Only what you give me, plus a little about how you found the site:

• Valuator answers. The building details you enter, so I can produce your number. Where the address is a matter of public record, I may also draw on publicly available information about it to sharpen the estimate.
• Contact details. Your name, email and phone, when you give them, so I can send you the number and follow up.
• Buyer criteria. On the buy page: what you want to buy, the size, price range and area, whether you are in a 1031 exchange, how you plan to pay, and how to reach you.
• Refinance requests. On the refinance page: the property, the current loan (balance, rate, lender), the value and income you give me, a rough credit range if you choose to share one, and how to reach you.
• Deal alert sign-ups. On the listings page: your email and which form you used.
• Where you came from. The site that sent you (the referrer), the first page you landed on, and any campaign tags in that link. It is kept in your browser for the visit and sent along only with a form you submit.
• Visit analytics. Cookieless page counts from Cloudflare Web Analytics, and which steps of the valuator were reached, tied to a random visit id, not to your name.
• What your browser keeps. Your answers and a copy of a form that has not gone through yet are kept in your browser on this site, so a signing link opens filled in and nothing is lost if your connection drops. Clearing your browser data removes them.

How it is used

To produce your valuation, to deliver it to you, and to follow up about your building, whether that turns out to be a sale, financing, or management. If you ask for the written broker's opinion, your details are used to prepare it. Buyer criteria are matched against the deals I see. Where you came from tells me which pages are worth writing. Nothing beyond that.

Who it is shared with

A small set of trusted service providers runs the plumbing behind this site, things like hosting, email delivery, address lookup, and e-signature if you choose to sign something. Each one sees only what it needs to do its job, and none of them receive your information for their own marketing. I don't publish the list here because it changes over time; if you want to know exactly who is on it today, ask and I will tell you.

Lenders see your information only if you ask me for financing and give me the go-ahead after we have talked, and then only the lenders I pick for your deal.

What I don't do

• I don't sell your information. Ever.
• I don't share it with other brokers, marketers, or list builders.
• I don't run advertising trackers or advertising cookies on this site.
• Running the valuator sends you nothing unless you ask me to email you your valuation. If you do, I send a few short notes about your file and a value update each quarter, and every one has a one-click link that stops them all.
